This 76,000 SF facility was originally constructed in 1999 to serve as the primary distribution center for parts inventory to service the growing worldwide fleet of business jets. The facility contains a 37,600 SF high bay warehouse and an adjacent 38,400 SF two-story office. The warehouse is fully air-conditioned with both standard dock height and drive-in shipping/receiving doors. The facility was master planned to double in size as required by the need of the ever-expanding worldwide fleet of business jets.

This was a partnered project with PEC, an Architect, and a General Contractor. This method was utilized to accelerate the project schedule. Format was open book with negotiated markup and competitive bidding of materials.

Modifications were made in 2015 with PEC as Prime A/E to convert the high bay warehouse into a two-story warehouse to accommodate more storage and an Automated Storage and Retrieval System (by Owner) while maintaining the original master plan to double the building size. The design team prepared contract documents for bidding to allow for the warehouse to remain occupied and active 24/7 within a reduced footprint. In addition, PEC and the Architect designed three dock additions to the existing building with two dock levelers and one truck leveler. Project cost was $5,000,000. Design was completed in approximately three months and the two-phase building construction lasted approximately 10 months.

In 2022, PEC led the team through the design of the future addition and added 155,000 SF to the existing building. Construction is currently under way.
